At GPS Renting, resident screening is one of the most important steps in protecting your investment.
Our process is designed to identify responsible, qualified residents who will care for your home and meet all lease obligations—while maintaining full compliance with Fair Housing, City of Seattle ordinances, and all state and federal laws.
Our Three-Step Screening Process
- Application Review
Prospective residents apply online after touring your property. Our system collects income, rental history, employment, and identity documentation to verify each applicant’s eligibility.
(In the City of Seattle, we follow the Fair Chance Housing Ordinance, which prohibits criminal background screening.) - Screening Evaluation
Each applicant is evaluated by our trained team using GPS’s published Resident Selection Criteria, which include: - Credit history and payment habits (not just credit score)
- Verified income relative to rent
- Rental and landlord history
- Past lease performance and payment reliability
- Household size and pet disclosure
- For privacy and compliance reasons, owners do not receive detailed reports (such as credit files or background results).
Instead, GPS provides a clear summary with our recommendation (approve, conditional, or decline) and any relevant notes. - Final Recommendation & Owner Confirmation
Once screening is complete, you’ll receive a brief summary of the applicant and our recommendation.
If we don’t hear concerns or questions within 24 hours, we proceed with the best-qualified applicant to avoid delays.
